PROJECT DEVELOPMENT MANAGEMENT
BCP offer a full Development Management service via BARCON Group Australia and BARRY Property Group across SE Qld and NSW, this includes initial site identification, Due Diligence, Local Authority Pre Planning meetings to discuss the potential of approval, Site investigation and review by our experienced team of consultants and in house Project Development Management Team headed up by Jock Barry ( Bachelor and Masters in Architecture UoN ) Once a site is confirmed we will then manage all consultants form DA Approval, Sewer, Water and Electrical applications and approval management, Operational Works Approval thru to Project Delivery and plan sealing.
Some projects will qualify for us to offer clients house and land packages with Major Australian Builders offering a clear Project Exit, this will be dependent on the number of lots available, in some circumstances this could mean the sale of all lots, making for the perfect exit strategy and easy funding.
Both experienced developers/investors, along with those fresh to development, utilise this service as a way to stay arm’s length and save time or to utilise the established group of experienced professionals we have at hand. We source all Consultants Fee Proposals and payment terms, so costs are understood upfront. Our Development Management is a fixed fee per lot with the majority paid at settlement to aid in the investor’s cash flow.

Determine client requirements
We assess the development requirements, taking into account project size, location, budget, and any additional specifications our clients / partners have for their ideal site.
We work together thru various structures that include Joint Venture Opportunities of various structures to enable the optimum outcome for all parties.
site analysis
We review all pertinent zoning and site overlays to uncover any potential issues the site may have before the project begins, minimizing risks and unexpected expenses. We meet with our experienced team of consultants for review of the project to capture initial Due Diligence to try and uncover any hidden hurdles, prior to any commitment from the client or JV syndicate to the site. We meet with the Local Authorities to discuss the potential approval of the site and obtain the regulatory reports to provide an open and transparent Due Diligence process.
feasibility
We carry out a comprehensive feasibility study for the project, which includes a timeline and cash flow analysis, to estimate the total costs and duration for the project from DA Approval thru to plan sealing. Or conduct and provide the relevant Due Diligence material for clients to input into their own Feasibility if they wish.
secure site
We will discuss and negotiate with the Vendor / Land holder to obtains the best price and terms that suit the Client or JV Syndicate. If the deal then stacks for all involved, we will move forward to enable the Purchase or Option the site on behalf of the nominated Client or JV Syndicate.
We will work with the Legal and Financial Advisory teams to enable Contracts and Options.
obtain approvalS
We collaborate with multiple consultants and the Local Authorities to secure all Development Approvals for the project. Fully delivered in house by our Development Management Team.

Project delivery
We collaborate closely with all stakeholders to manage the project from construction through to completion and plan sealing, ensuring the development meets all conditions of the approval.
We drive the construction for delivery on time and on budget.
